Most problems in a real estate transaction do not occur during negotiation. They happen earlier, when action is taken without analysis, proposals are made without context, or execution begins without strategy.

At NICHÈ, every transaction follows a defined process. Not as an administrative protocol, but as a guarantee that every decision is made with all available information, in the right order, without skipping steps that cannot be undone later.

The process does not speed up the transaction. It prevents mistakes that cannot be corrected afterwards.

Listen before proposing

Before suggesting any course of action, we understand the real situation of the decision-maker across personal, financial and temporal dimensions. This is where we decide whether it makes sense to proceed.

Analyse before recommending

We study the market, the asset and the context of the transaction. Without analysis, there is no proposal.

Structure before executing

We define the strategy and conditions before taking action. The right order protects the decision.

Propose with honesty

We present a clear and realistic plan, tailored to each situation. If it does not make sense, we do not propose it. If the timing is wrong, we do not force it.

Direct with judgement

We coordinate every phase of the process: negotiation, timelines, documentation and financing where applicable. At all times, the client knows what is happening and why.

Close with responsibility

We accompany the process through to the notarial signing. The relationship does not end at closing; the decision continues, and NICHÈ stands behind the entire process.

What never changes in any transaction

Analysis precedes the proposal.

Never the other way round. Proposing before analysing is not agility. It is improvisation with consequences.

If the timing is wrong, we do not proceed.

A forced transaction is not a well-executed transaction. Good judgement includes knowing when the timing is wrong.

Responsibility does not end at closing.

We accompany the process through to the signing. And we stand behind it afterwards.

Questions about the process

It depends on the type of transaction. A well-planned sale typically completes between one and three months from the initial agreement to signing before a notary. If financing is involved, the mortgage process adds approximately two or three additional months. When the process drags on, it is usually due to decisions poorly framed at the start, not the transaction itself.

In the starting point. A traditional estate agency begins with the catalogue. NICHÈ begins with analysis: the client's situation, the market and the context of the transaction. Nothing is proposed without that prior analysis. And if the transaction does not make sense, it is not put forward.

Yes. The process is the same in both cases: prior analysis, strategy, direction of the process and closing. The difference lies in the point of view, whether buyer or seller. The criteria and the method are the same.

The initial financial analysis is integrated from the start. It is what allows us to understand the real viability of the transaction and define the framework for action. If, based on that analysis, you decide that NICHÈ should also handle the mortgage, that is an independent service with its own fees. What never happens is the financial side arriving as a surprise at the end of the process.

A limited number. We do not work by volume; we work by criteria. Taking on more transactions than we can properly accompany is not part of our method.

The arras contract is the pre-deed agreement that formalises the commitment to buy and sell between the parties. It is signed once the price and conditions have been agreed, before the buyer arranges the mortgage. It defines the reserved amount, the timelines and the consequences if either party withdraws. At NICHÈ we review every contract before signing. The clauses matter as much as the price.

The required documentation varies by property. Whether it has a mortgage, any liens, the type of community and the year of construction all influence what needs to be gathered. At NICHÈ we take care of identifying and managing all the documentation from the start. The owner does not have to deal with that process.

The parties sign the deed of sale before the notary. If there is a mortgage, the loan deed is also signed in the same act. The notary attests to the transaction, the buyer pays the price and receives the keys. At NICHÈ we coordinate all parties and accompany that day, the most tense moment of the process and the one that most requires control.

NICHÈ's service is end-to-end: from the prior analysis to closing. We do not work on isolated phases because the quality of the outcome depends on the complete process. Analysis without strategy, or strategy without accompaniment, does not protect the decision.
