You decide at every step. We bring judgement and method.

What taxes are paid when buying a property in Galicia?

Accepted Answer

It depends on whether the property is resale or new build. Resale: ITP of 8% over the reference value or purchase price (whichever is higher). New build: VAT at 10% plus AJD at 1.5%. Notary, Land Registry, and agency fees are added. There are regional reductions for primary residences for buyers under 36, large families, or people with disabilities. It is wise to calculate the total cost before submitting an offer.

Yes. As personal shoppers, we exclusively represent the buyer. That means we negotiate against the seller or their agent, not alongside them. A standard operation with financing usually closes in 8 to 12 weeks from identifying the property: deposit, mortgage study, appraisal, deed. Without a mortgage it can be faster. The search phase depends on how defined your criteria are and how much of the market needs to be covered. Our principle: don't rush for the sake of rushing. A well-directed purchase takes the time it needs to take.

Can I buy a property if I need a mortgage?

Yes. In fact, it is advisable to validate financing before submitting any offer. At NICHÈ we have an in-house mortgage department that studies your profile, compares lenders, and builds a realistic purchasing capacity scenario. That allows you to search within a defined range, make offers with confidence, and prevent poorly structured financing from blocking the operation at the end.

What if I don't find what I'm looking for among listed properties?

Accepted Answer

Most interesting transactions never get published. If you don't find what you're looking for in our selection, we activate the personal shopper service: we define criteria, access the internal network between professionals, contact owners directly, and build a private portfolio tailored to your case. What is on portals is one part. The other requires presence and fieldwork.

Can I buy a property in Vigo from outside Spain?

Accepted Answer

Yes, we do it frequently. We coordinate the whole process so you can operate without travelling. Key items: obtaining a NIE (required to sign), opening a Spanish bank account, granting a power of attorney so we can sign on your behalf if you prefer, and specific tax management for non-residents (3% withholding when you later sell). We work with notaries and managers experienced in international operations.
